SPN vs TPN distribution board: the short answer
An SPN distribution board is built for a single-phase supply and carries one phase and a neutral, while a TPN distribution board is built for a three-phase supply and carries three phases and a neutral. The choice follows the supply your electricity company has given you, not the size of the home or the number of rooms.
Most Indian flats run on single phase, so most homes need an SPN board. A TPN board is for homes, shops and small buildings with a three-phase connection, typically larger bungalows, homes with many ACs, or premises with three-phase motors. Fitting a TPN board on a single-phase supply wastes money and wall space; fitting an SPN board on a three-phase supply simply does not work.

What is the meaning of SPN DB?
SPN DB means a single pole and neutral distribution board: a board with one live busbar for the single phase and a neutral link, used wherever the supply is single phase, which covers most Indian flats and small homes, and it takes single and double pole MCBs on its outgoing ways.
Inside an SPN board you will commonly find:

The incomer is usually double pole, so that switching it off breaks both phase and neutral. Each outgoing circuit then gets a single pole MCB, or a double pole one where your electrician prefers it, such as for an AC.

SPN is not a size. A 4 way and an 18 way SPN board are both single-phase boards; the way-count is a separate choice.

What is a TPN DB?
A TPN DB is a triple pole and neutral distribution board: it has three phase busbars and a neutral link, takes a three or four pole incomer, and splits a three-phase supply into circuits, with single-phase circuits shared across the three phases and three-phase loads fed from all three at once.

A key job in a TPN board is balancing: the electrician spreads the home’s circuits across the three phases so no single phase carries far more than the others. Three-phase loads such as a large pump take a three pole or four pole MCB.

Phase colours and positions in a TPN board must be followed exactly. Mixing phases at the busbar is dangerous and is work for a licensed electrician only.

How do you know if you need an SPN or TPN board?
You know whether you need an SPN or a TPN board by checking your supply: a single-phase connection has one phase wire and a neutral coming into the meter and needs SPN, while a three-phase connection has three phase wires and a neutral, a three-phase meter, and needs TPN, which your electricity bill also states.

A home moving to three phase for the first time, often for many ACs or a lift, needs a new connection from the electricity company and then a TPN board. Changing the board alone does nothing. A TPN board quoted for a single-phase flat is a common upsell. Check the bill before you accept it.
Do not count wires at the meter yourself. Reading the bill or the meter label is enough, and anything behind a cover is for the electricity company or a licensed electrician.

A TPN distribution board costs roughly three times an SPN double door board of the same way-count in our range, because it carries three phase busbars and a larger enclosure: our 4 way double door board is ₹750 MRP against ₹2,620 for the 4 way TPN double door.

How many way DB for a 2BHK?
A typical single-phase 2BHK commonly takes a 12 way SPN distribution board, which covers about ten outgoing circuits for lights and fans, sockets, the kitchen, the ACs and the geysers, plus two spare ways for later, though your own count of circuits and double pole MCBs sets the real size.

That fits the 373: 10–12 way SPN white line box at ₹620, or the 385: 12 way double door board at ₹1,210. If the ACs get double pole MCBs, each takes two ways, and the count rises. Between two sizes, take the larger. Spare ways cost little now; a second box later means opening the wall again.
What is a double door DB, and do you need one?
A double door DB is a distribution board with an outer door in front of the inner cover, so the MCB handles stay reachable for resetting but are closed off from casual touch, dust and children, and it suits boards in passages, kitchens or anywhere within easy reach, at a higher price than a single cover box.

Which incomer goes with an SPN or a TPN board?
An SPN board commonly takes a double pole isolator or double pole MCB as its incomer, breaking phase and neutral together, while a TPN board commonly takes a four pole isolator or MCB that breaks all three phases and the neutral, or a three pole one where the electrician keeps the neutral separate.

An isolator is cheaper and is common practice when every outgoing circuit has its own MCB; an MCB incomer adds protection for the cable from the meter. Our isolator vs MCB guide covers that choice. Can you use a TPN board for a single-phase home?
A TPN board can physically be wired on a single-phase supply by using only one phase busbar, but it is rarely worth it, because you pay about three times the price of an SPN board for capacity you cannot use, and most of its ways sit idle; an SPN board is the right choice unless a three-phase connection is coming.
The one case where it can make sense is a home that has already applied for a three-phase connection, or is being built with one planned, and wants the board in the wall before the plaster. Even then, your electrician decides.
The reverse is not an option: an SPN board cannot serve a three-phase supply. It has one phase busbar. If your home moves to three phase, the board is replaced.

Changing a board from SPN to TPN is a licensed electrician’s job and needs the new supply connected first. Never work on a board with the supply on.
