Electrical Material for Builders in Mumbai, Flat by Flat

Electrical Material Supplier for Builders in Mumbai: BOQ per Flat

An electrical material supplier for builders in Mumbai has to match a tower’s BOQ flat by flat, in full boxes, with test reports in hand. Below we work through one 2BHK in an MMR redevelopment tower: the 20 switch boards it needs, its MCBs and LED lights, what it costs at our catalogue MRP, how to turn that into a box-quantity order for a whole wing, and what to check before the material reaches site.

Key takeaways

  • Start from points — count lights, fans and sockets per room, group them into boards, then add one box and plate per board.
  • Our example 2BHK — 20 boards, 14 lights, 3 fans, 14 sockets, a 16-way DB: about ₹15,693 at MRP before wire and labour.
  • One range, full boxes — standardise codes across all flats; order per-flat quantity × flats, rounded up to whole boxes.
  • Prove it first — test reports and a first box of each code, a live sample flat, then a frozen BOQ revision.
  • ⚠ Never cut — the 30 mA RCCB, wire sized to each MCB, or spare room in the DB.

Electrical material supplier for builders in Mumbai: the short answer

An electrical material supplier for builders in Mumbai has to do more than quote a rate. A tower of 100 flats needs the same switches, plates, boxes, MCBs and LED lights in every flat, delivered in full boxes, matched to a bill of quantities (BOQ), and backed by test reports before anyone signs the order.

We are Vinayak Electricals. We have made electrical accessories since 1995, and our only site today is our works in Marol, Andheri East. Builders across the Mumbai Metropolitan Region (MMR) can buy our range through our dealers, by calling us, or at our Marol works. This page is the method we would suggest to a builder, contractor or project purchase manager: how to build a per-flat BOQ, what one 2BHK costs at catalogue MRP, how to turn that into a box-quantity order, and what to check before the material reaches site.

Every code and price below comes from our printed catalogue. The flat is an example, not a standard; your electrical consultant’s drawings decide the real numbers.

What a building project buys from an electrical supplier

A residential project buys six families of electrical material for each flat, and we make five of them in-house: switches and sockets, modular plates, concealed boxes, MCBs and the DB and LED lights. Wire is the sixth, and it is the one most likely to be bought separately.

Here is what we make and what we do not. We make the switches, sockets, plates, boxes, MCBs, distribution boards and LED fittings ourselves. Our VIYONA copper FR PVC wire to IS 694 is a traded line, made for us by a partner. We do not make RCCBs, MCCBs, smart or touch switches, so those come from another BIS-marked maker.

Each family carries its own standard. Our switches are made under IS 3854, CM/L-7567794, our MCBs under IS/IEC 60898-1, CM/L-2544151, and our LED down lights and panels under IS 10322, R-71026476. Ask any supplier for these numbers and check them; our guide to spotting a fake ISI mark shows how.

Put the licence number for each item in the BOQ itself, not just the brand. If a substitute arrives on site, the site engineer can compare the number on the box with the number on paper in a minute.

A worked BOQ for one 2BHK in an MMR tower

A per-flat BOQ starts from the points plan: count every light, fan and socket point room by room, group them into switch boards by module size, then add one box and one plate per board, one MCB per circuit and one DB per flat. Our example is a common redevelopment 2BHK with two bedrooms, two toilets, a kitchen, a living room and a balcony.

From tower to floor to flat: where the material goes

Diagram: tower with meter room and riser, a floor of four 2BHK flats, and one flat plan with 20 switch boards and the DB

Drawn by us, simplified and not to scale. The board sizes are our example layout; your consultant’s drawings decide the real ones. Tap the diagram to open it full size.

The example comes to 20 boards: 1 × 2M at the entry, 14 × 3M for socket, AC and toilet points, 3 × 4M at the bedroom doors and balcony, and 2 × 6M main boards in the living room and kitchen. That serves 14 light points, 3 fans and 14 sockets.

Every socket here is our V270 6 & 16 A universal socket, 2M, so one part takes both small and large plugs. Toilet switches sit outside the toilet door, away from water. The geyser switches are V548 20 A with indicator, so the user can see the heater is on. The geyser outlet or connection inside the toilet, kept clear of the shower, is not in this BOQ; add it to match your geyser.

Fix the board count per flat type before tendering. Two numbers drive almost the whole BOQ: boards by module size and circuits per DB. Change a 3M board to a 4M and the plate, box and switch lines all change with it.

BOQ per flat type

Boards by module size and circuits per DB drive almost every line.

What one 2BHK costs at catalogue MRP

At our printed MRPs, the example 2BHK comes to ₹15,693 for switches, sockets, plates, boxes, DB, MCBs and LED fittings, before wire, conduit, the RCCB, fans, the geyser and labour. The split shows where the money goes.

Example 2BHK: MRP by material family (₹15,693 total)

Switches, sockets, regulators₹5,335
LED fittings₹3,845
DB and 11 MCBs₹3,210
Plates (VIZA CHERRY)₹1,801
Concealed boxes₹1,502

Our worked arithmetic from catalogue MRPs, codes listed in the table above. Bars to scale against ₹5,335, rounded to 5%. MRP is the printed maximum retail price, not a dealer rate.

The lights are 8 × 1032 12 W super slim panels at ₹370, 3 × 1011 5 W down lights at ₹135 for the living room and entry, and 3 × 1006 6 W concealed surface lights at ₹160. For the toilets and an open balcony, use a fitting rated for damp locations and check its tested IP rating on the box; ask us before ordering. The DB is our 386 16-way double door box at ₹1,410 with one 411 DP MCB at ₹350 as the main switch and 10 × 401 SP MCBs at ₹145.

Wire is left out on purpose, because its length depends on the drawings, not on a rule of thumb. For pricing, our traded VIYONA coils are 652 1.5 sq mm, 90 m: ₹2,740 and 653 2.5 sq mm, 90 m: ₹4,384. Our house wiring cost guide covers the rest of a flat’s wiring budget.

Compare suppliers on the same BOQ and the same codes. A quote that looks cheaper often has fewer boards, a smaller DB or a lower wattage panel, not a lower price.

Standardise one range across every flat

Pick one switch and plate range for the whole project and write the codes into the BOQ. One range means one stock line at the dealer, one look across every flat, and spares that are easy to find when an owner needs one.

The range is where most of the budget moves. Here is one 3M socket board, a switch, a universal socket, a plate and a box, priced in four of our ranges:

One 3M socket board in four of our ranges, at MRP

VIZA CHERRY, white₹337
VIZA AQUA CHERRY, metallic₹399
KEMPS ORCHID, white₹473
KEMPS DAISY₹791

Our arithmetic: CHERRY V541 + V270 + V1153; AQUA CHERRY V541 + V270 + V1173; ORCHID K141 + K193 + K303; DAISY K121 + K193 + K373; each plus a V613 3M concealed box at ₹68. Bars to scale against ₹791.

Across 14 such boards per flat, the gap between CHERRY and DAISY is about ₹6,350 a flat on that board type alone. Some builders choose a premium plate in the living room and the standard range elsewhere. That works if you write it into the BOQ by room.

Our modular plates are UV-protected, do not turn yellow, carry a 5-year warranty and suit all major modular switch systems. Plates come from 1M upwards; our plate size calculator matches modules to plates, and the VIZA CHERRY page shows the finishes.

Lock the colour too. White and grey versions of the same KEMPS switch carry different MRPs, so a colour change halfway through the project is a price change.

Turning a per-flat BOQ into a full-box order

We sell in full boxes only, never single pieces, so a project order is the per-flat quantity times the number of flats, rounded up to whole boxes. The rounding is small on a whole wing and gives you a few spares on site.

Take a wing of 24 flats. The V541 10 A switch is 27 per flat, so 648 pieces; it packs 30 to a box, so you order 22 boxes = 660, with 12 spare. The V270 socket is 14 per flat, 336 pieces, packed 10 to a box: 34 boxes = 340. The 401 SP MCB is 10 per flat, 240 pieces, packed 12: exactly 20 boxes.

Two items catch buyers out. The V278 regulator packs 15, not 10 or 30, and the 411 DP MCB packs 6. Read the pack column in the e-catalogue for every line before you send a purchase order.

Order by wing or by floor block, not all at once, if the site has no dry, locked store. Plates and LED panels stored in a damp basement through a Mumbai monsoon are the stock that gets damaged before it is fitted.

Test reports and a first box before the order

Ask for test reports before you place a project order; we provide them on request. Then buy one box of each code first to check, since we sell in full boxes only. Check four things on what arrives: the ISI mark and licence number, the code, the rating, and the MRP printed on the box.

For switches look for IS 3854 and the CM/L number; for MCBs IS/IEC 60898-1 with the 10 kA breaking capacity of our VIYONA range; for LED panels and down lights IS 10322; for LED lamps IS 16102, R-71026514. For sockets we hold an IS 1293 licence.

Then do a simple bench check with the electrical contractor: switch every first-box piece on and off, insert a 6 A and a 16 A plug into the universal socket, and fit one plate on one box to check the screws line up. It takes half an hour and saves a site full of mismatched parts. How we test at our works is on our quality page.

Do not accept a substitute code on site without paper. A switch that looks the same but carries a different licence number, or none, is a different product.

Build the sample flat first, then freeze the spec

The sample flat is where the electrical spec becomes real. Fit it with the exact codes from the BOQ, live, so buyers, the architect and your site team see the same switches and plates that every flat will get.

Use it to settle three questions before bulk ordering: board heights and positions, plate finish by room, and light fittings by ceiling. A false ceiling in the living room takes a 12 W super slim panel or 5 W down lights; a plain slab ceiling may need a surface fitting instead.

Photograph each board in the sample flat with its code written beside it, and attach those photos to the BOQ. When a buyer later asks for a change, the electrician knows exactly what the standard was. Our flat possession checklist is the other end of the same job: what the owner checks on handover day.

Once the sample flat is approved, issue the BOQ as a numbered revision. Every later change, a socket added in a bedroom, a plate upgraded, becomes a new revision with a new quantity, not a phone call to the dealer.

Circuits, wire and the DB: what must not be cut

The MCB protects the wire, so each MCB’s rating must not exceed what its wire can carry. Under IS/IEC 60898-1 an MCB carries its rated current indefinitely and trips on sustained overload above it or at once on a short circuit; it is not a load limiter that trips at its own number.

Common Indian practice in our example: 1.5 sq mm, 6–10 A for lights and fans on two circuits; 2.5 sq mm, 16 A for the room sockets, the kitchen, the washing machine, each AC and each geyser. Where a load genuinely needs 20–25 A, that circuit gets 4 sq mm wire and an outlet rated for it. Never put a 16 A socket on a 20 A MCB with 1.5 sq mm wire. Our guide to wire size for AC and geyser goes into detail.

Our example fits the DP main, a 30 mA RCCB and 10 SP MCBs in a 386 16-way double door box, leaving room to spare. Check the way count and incomer arrangement on the box before you finalise the BOQ. Spare room is deliberate: owners add an inverter, a second AC or a new kitchen appliance later, and a full DB forces a second box onto the wall.

A 30 mA RCCB protects people from earth leakage; an MCB does not, and an isolator is not a substitute for either. Budget the RCCB in every flat even though, as we said, we do not make it. All work on fixed wiring belongs to a licensed electrician, with the supply off at the MCB first.

Redevelopment towers: why the electrical spec matters for five years

In Mumbai, many new towers replace old buildings. A MHADA note on redevelopment put the Island City’s old cessed buildings at about 13,091, built from before 1940 up to 1969. Existing members move back into new flats and know exactly what was promised.

RERA sets a clock. Under Section 14(3) of RERA, 2016, if a defect in workmanship, quality or provision of services is reported within five years of possession, the promoter must fix it without charge within 30 days. MahaRERA has applied this to Mumbai projects.

For electrical material, that means a cheap switch that fails in year three is the builder’s cost, not the buyer’s. Our warranties run 5 to 10 years depending on the product, with plates at five. The warranty starts from purchase, not possession, so note when each wing’s material was bought. Keep the invoices and batch details for each wing; you will need them for any warranty claim.

In a redevelopment, give the society committee a copy of the electrical BOQ with codes. It answers most “what are we getting?” questions before they become disputes.

Delivery: through a dealer, a call, or our Marol works

Builders buy our range in three ways: through one of our 500+ dealers and distributors, by calling us with a BOQ, or by visiting our works at Marol in Andheri East. We do not sell online. We deliver across India, so a builder in Thane, Navi Mumbai or Pune can work through the nearest dealer.

For a project, work through one dealer per site and agree the delivery schedule with them. Test reports are available from us on request before you order. Ask us about VINAYAK KONNECT, our loyalty programme.

Returns are accepted within 15 days in the same condition, so check deliveries against the purchase order on the day they arrive. If your sites are in the western suburbs, our page for Andheri, Bandra and Borivali lists the local route; for Thane, see Thane, Kalyan and Dombivli. Our contact page lists every route to us.

Send your BOQ or flat list through the enquiry form or WhatsApp and our office will get back to you. Ask for test reports with it.

FAQs

Who supplies electrical material to builders in Mumbai?
You can buy from a manufacturer’s dealers and distributors or from the manufacturer itself. We make switches, plates, boxes, MCBs, DBs and LED lights at our Marol works in Andheri East, and you can buy through our 500+ dealers, by calling us, or by visiting the works.
How much electrical material does a 2BHK flat need?
Our example 2BHK needs 20 switch boards (1 × 2M, 14 × 3M, 3 × 4M, 2 × 6M), 14 light points, 3 fans, 14 sockets and a 16-way DB with 11 MCBs. At our catalogue MRP that is about ₹15,693 before wire, conduit, the RCCB and labour. Your drawings set the real numbers.
Can a builder buy single pieces or loose quantities?
No. We sell in full boxes only, so order the per-flat quantity times the number of flats and round up to whole boxes. For example, the V541 switch packs 30 to a box, so 648 pieces for 24 flats becomes 22 boxes.
Do you give test reports before a project order?
Yes, test reports are available on request before an order. We also suggest buying one box of each code first, bench-checking it with your electrical contractor, then fitting it in the sample flat.
Which MCB and wire should a flat use for the AC and geyser?
Give each AC and each geyser its own circuit. In common Indian practice that is 2.5 sq mm wire with a 16 A MCB for a 16 A outlet, or 4 sq mm with a 20 to 25 A MCB where the load needs it. The MCB rating must never exceed what the wire can carry.
Does Vinayak Electricals make RCCBs or wire?
No. We do not make RCCBs, MCCBs or smart switches. Our VIYONA copper FR PVC wire to IS 694 is a traded line made for us by a partner. We make the switches, sockets, plates, boxes, MCBs, DBs and LED lights ourselves.
