Below we build a 2BHK material list from our own MRPs, about ₹52,000 for wire, MCBs, the board, switch boards and light points, or roughly ₹74 per sq ft for an assumed 700 sq ft, then list what it leaves out, how to compare labour quotes without us inventing rates, and how to save without cutting safety.

House wiring cost per sq ft: the short answer
House wiring cost per sq ft is three bills added together and divided by the area: materials (wire, MCBs, the board, switches, sockets, holders, conduit and earthing), the electrician’s labour, and any civil work such as chasing walls and replastering. Only the first of those is something we can price honestly, because we publish the MRP of what we make. Labour and civil rates vary by city, by contractor and by job, and we do not quote them.
So this guide does what we can stand behind. It builds a material list for a typical 2BHK from our own catalogue MRPs, line by line, and shows the arithmetic. For an assumed 700 sq ft flat, the materials we sell come to about ₹52,000, or roughly ₹74 per sq ft, before conduit, earthing, an RCCB, fans and labour.
Every quantity of wire below is an assumption for illustration; your electrician’s take-off from the drawing decides the real figure. We make switches, sockets, MCBs and boxes at our works in Marol, Andheri East, Mumbai; our VIYONA wire is made for us by a partner to IS 694.
How is house wiring cost calculated?
House wiring cost is calculated by adding the material bill, worked from the number of points and the metres of each wire size, to the electrician’s labour, quoted per point, per sq ft or as a lump sum, and any civil work, then dividing by the floor area if you want a per sq ft figure to compare quotes.
The three parts: Materials wire, protection, accessories, conduit, boxes, earthing. Labour laying conduit, pulling wire, fixing boards, testing. Civil chasing, plastering, painting; large in a rewire, small in a new build where walls are open.
Quotes come in three common shapes. Per point: a rate for each light, fan or socket point. Per sq ft: a rate on the floor area. Lump sum: one figure for the job. A per sq ft quote is easy to compare but hides how many points it assumes; a per point quote shows it.
Whatever the shape, ask for materials and labour separately, with brands, sizes and codes for the materials. Our house electrical layout plan gives the point count to quote against.
A per sq ft figure with no point count behind it cannot be compared. Ask how many points, circuits and boards it covers.

The electrical material list for house wiring covers wire in three or four sizes, conduit and bends, concealed boxes, the distribution board with its main switch and circuit MCBs, an RCCB, switches, sockets and plates, light holders or fittings, fan regulators, earthing material, and small items such as cable ties, tape and junction boxes.

Wire is about 80% of the bill we can price. That is why the wire take-off deserves the most care, and why cutting a size is the false economy people regret. Divide ₹52,023 by an assumed 700 sq ft and the materials we price come to about ₹74 per sq ft. Your flat’s area, points and finish will move it in either direction.
How much wire does a 2BHK need?
How much wire a 2BHK needs depends on its points, circuits and distances from the board; for our illustration we assume ten 90 m coils: four of 1.5 sq mm for lights and fans, four of 2.5 sq mm for sockets, and two of 4 sq mm for the AC and geyser circuits.
At our MRPs that is 4 × ₹2,740 for VIYONA 652 (1.5 sq mm), 4 × ₹4,384 for 653 (2.5 sq mm) and 2 × ₹6,544 for 654 (4 sq mm). Every circuit carries three colours: phase, neutral and earth, from our five standard colours.

MCB and distribution board cost
The MCB board for a typical 2BHK costs about ₹2,505 at our MRPs: a 10–12 way SPN white line box at ₹620, a 40A double pole 10 kA main MCB at ₹435, and ten single pole 10 kA MCBs at ₹145 each, one per circuit, before an RCCB, which we do not make.

A double door box costs more but keeps the MCBs behind a cover. An RCCB adds to the board total; ask your electrician to include one. Box sizes by way-count are in our MCB box size list.
Switch boards and light points: what they add
Switch boards for a typical 2BHK come to about ₹6,302 in KEMPS parts at our MRPs, for seven boards with 36 modules, Orchid white plates and concealed boxes, and basic light points add about ₹96 each for a batten holder and a 9 W LED lamp, so 17 points come to ₹1,632.
The ₹6,302 is worked board by board in our modular switch upgrade guide: ₹4,190 modules, ₹1,402 plates, ₹710 concealed boxes. A flat with more points than that example needs more boards; price them the same way.
The plate finish moves this line more than anything else: a 6M plate runs from ₹110 in Decore white to ₹748 in Glasso glass-style. Our modular switch board price guide prices complete boards module by module.
Light points, at MRP: VIYONA Deluxe 202 batten holder ₹26 plus a 1065 9 W LED lamp ₹70. Panels or downlights instead of lamps cost more per point.
Choose one plate range for the whole house before ordering. Mixing ranges later rarely matches, and plates are what people see.
What our material list leaves out
Our material list leaves out everything we do not make or cannot price honestly: PVC conduit, bends and junction boxes, an RCCB, earth electrodes and earthing compound, ceiling and exhaust fans, decorative light fittings, the electrician’s labour, and civil work such as chasing, plastering and painting.
Each item has a real cost. Conduit runs the length of every wire route. RCCB protects people from shock, which an MCB does not; we do not make RCCBs. Earthing a new pit or electrode is civil work as well as material. Fans often the biggest single accessory line. Labour usually a large share of any wiring job.
Ask for each of these as a separate line in the quote. A total that hides them makes two quotes impossible to compare.

Never drop the RCCB or the earthing to bring a quote down. They are the parts that protect people, not the wiring.
Labour: how to compare electricians’ quotes
To compare electricians’ quotes for house wiring, ask each for the same point list, the labour rate stated per point or per sq ft with what it includes, the materials listed separately by brand, size and code, and the tests they will do at handover, so the totals rest on the same scope.
What a labour figure should state: conduit laying included or not; chasing and patching included or not; board assembly; testing of earth and insulation; a drawing of the final wiring. Two quotes that differ by a lot often differ in what they cover.
We do not quote labour rates. They depend on the city, the contractor, the building and the season, and any figure we printed would be wrong for most readers. Ask two or three licensed local electricians, and ask neighbours who wired recently what they paid and what it covered.
Whoever you choose, they should be licensed, work with the MCB off for any connection, and give you the test readings in writing.
The cheapest quote is often the one that leaves out testing and the drawing. Both cost little and save money at every later repair.
Concealed vs surface wiring: what changes the cost
Concealed wiring, with PVC conduit buried in the walls before plaster, usually costs more in labour and civil work but looks finished and lasts, while surface conduit or casing-capping, fixed on the wall, costs less to install and suits rewiring or rented homes where walls cannot be cut.
In a new build the walls are open, so concealed conduit adds little civil work. In a rewire of a finished flat, concealed means chasing every route and replastering, which is where the cost climbs. Surface systems avoid that at the price of visible runs.
Our materials are the same either way: the wire, MCBs and switches. Concealed boxes go in the wall; surface boards use a surface box such as the VIZA V644 4 way gang box at ₹115 MRP.

Photograph every wall with a tape measure against the conduit before it is plastered. It is free and saves a drilled pipe later.
Rewiring an old house: what changes
Rewiring an old house costs more per point than wiring a new one because the walls are finished, old wire must come out, conduit may be unusable, the earth may need building from scratch, and the old fuse board is replaced with an MCB board, so civil work and labour take a larger share than in a new build.
The material list is similar; the extras are removal, new conduit or chasing, a new earth, and patching and painting. Reusing sound conduit, where the electrician approves it, is the biggest single saving.

A rewire is not a DIY job. The supply is isolated at the main, every circuit is tested dead, and a licensed electrician does the work and the tests.
How to keep wiring cost down without cutting safety
The safe ways to keep house wiring cost down are to fix the layout before work starts, buy 90 m coils of the sizes the take-off actually needs, choose a plate range by room rather than one premium finish everywhere, reuse sound conduit in a rewire, and get itemised quotes, never to downsize wire, skip the RCCB or the earth.
Safe savings: plan points once, 90 m coils, plain plates in utility rooms, spare ways now instead of a new board later, itemised quotes. False savings: 1.5 sq mm on a socket circuit, no RCCB, no earth to bedrooms, unbranded MCBs, no test at handover.

Wire one size heavier on any circuit you might load more later, such as a living room AC. It costs little more today and nothing more to fit.
