Luxury Villa Electrical Accessories: Switches, Plates and Safety
Luxury villa electrical accessories in India have to do two things a city flat never asks of them: look right in a high-end interior, and survive salt air, monsoon damp, long cable runs and weeks with nobody home. Here is how we would specify the switches, plates, MCBs and lights for a second home in Alibag, Lonavala, Karjat or Goa, with pool and garden safety and a room budget from our printed MRPs.
Key takeaways
- Finish first — wood-texture, metallic, glass-style or acrylic plates; premium plates start from MRP ₹110 (VIZA EBONY matt black, V1341) up to ₹380 (KEMPS DAISY, K371) at 1M.
- Ratings — 10AX for lights and fans, 20AX for geysers, 32AX DP for ACs, on wire sized for each circuit.
- Long runs — thicker wire cuts voltage drop on outhouse and gate cables; have your electrician calculate it and pick the size.
- Protection — an MCB on every circuit and a 30 mA RCCB on pool, garden and wet areas; 12 V SELV lights inside the pool.
- ⚠ Coast and ghats — DB indoors, stainless or plastic fixings outside, sealed conduits, and a monthly RCCB test-button check.
Luxury villa electrical accessories: the short answer
In short, they are the switches, sockets, plates, distribution boards, breakers and lights that go into a second home or bungalow in India, chosen for two jobs at once: they must look right in an expensive interior, and they must survive a site that is often empty for weeks, far from the meter, close to the sea or deep in the monsoon belt.
A villa in Alibag, Lonavala, Karjat or Goa fails on the second. A plate that looks lovely in a Powai flat will sit through salt air, 100 metres of cable to the gate, a pool pump and a garden full of wet light fittings.
We make modular switches and plates (KEMPS and VIZA), VIYONA MCBs and boards, and LED lights at our works in Andheri East, Mumbai; we have been making electrical accessories since 1995. Below we cover the finishes that suit a luxury interior, what sits behind the plate, the site plan of a villa, long cable runs, pool and garden safety, and a room budget built from our printed MRPs.
Where villas are built, and what each place does to the wiring
A 2012 JLL Research note named Lonavala, the Rewas–Alibag–Kashid belt and Karjat as Mumbai’s second-home areas, all within about two hours’ drive; Goa, further away, draws buyers from Mumbai, Pune, Bengaluru and NCR looking for villas. The places split into two kinds of trouble.
Coastal: Alibag, Kashid, Goa. Salt air. The international corrosion standard ISO 9223 puts many tropical coastal sites with chloride exposure in category C5, “very high”, and sea-front sites with salt spray in CX, “extreme”. Exposed steel screws, brackets and boxes rust first. Sea-facing walls need the most care.
Ghats: Lonavala, Karjat. Rain and damp. In July 2026 Lonavala was reported to have taken about 670 mm in 24 hours. Water finds its way down conduits into switch boxes on outer walls, and a closed house holds damp all season.
Both kinds share a third problem: nobody is home. A fault in an empty villa can burn for hours. More on the region: Alibag and the Konkan and Goa.
Plan the villa as a site, not a flat: main house, outhouse, pool, garden and gate are separate circuits, often 30 to 100 metres apart.

Plates and finishes that suit a luxury interior
The plate is what a guest sees, so start there. Our premium ranges give you four looks, and all of our modular plates are UV-protected, do not turn yellow, carry a 5-year warranty and fit all major modular switch systems.
- Wood-texture KEMPS ORCHID in walnut wood texture, KEMPS ASTER in oak wood texture, VIZA ROYAL in teak wood and mocha brown texture, VIZA V-WOOD. These are textured finishes, not real wood.
- Metallic ASTER in rose gold and space blue metallic, ORCHID in ‘Z’ black metallic with a chrome border, ROYAL in American blue and Olympic blue metallic.
- Glass-style KEMPS PEONY and VIZA GLASSO. Not real glass; see our honest glass-style vs acrylic guide.
- Acrylic colour VIZA CRISTAL, acrylic and polycarbonate, in nine colours from golden to jungle green.
Starting MRP of premium plate finishes, smallest plate
MRPs from our printed catalogue for the smallest plate in each finish; plates run from 1M upwards and cost more as they grow. Bars to scale against ₹380. Use the plate size calculator for the size your board needs.
For a side-by-side look at each finish, our plate finishes compared page goes deeper; switch board colours for every room helps match them to walls.
Wood-texture, metallic, glass-style or acrylic plates set the look of every room.
Long runs to the outhouse and gate need thicker wire to keep voltage drop in limits.
A 30 mA RCCB on pool, garden and wet circuits; MCBs sized to the wire.
DB indoors, sealed conduits and stainless or plastic fixings outside.
What goes behind the plate: ratings room by room
A villa uses more heavy loads than a flat: more ACs, more geysers, a pump, sometimes a kitchen with an oven and a hob. The switch behind the plate must match each load.
- Lights and fans: 10AX switches, such as KEMPS PEONY K101, MRP ₹65, with a fan regulator such as K213 Tiny EME 4-step at MRP ₹405.
- Geyser: a 20AX switch with indicator, K108 at MRP ₹120, so you can see from the door that it is on; if the geyser plugs into a 16 A socket, that circuit is a 16 A MCB on 2.5 sq mm wire. More on the geyser switch.
- AC: a 32AX DP switch with indicator, K116 at MRP ₹360, with a 6A & 16AX universal socket, K193 at MRP ₹205, on its own 16 A MCB and 2.5 sq mm wire. See MCB for AC.
- Bedside and study: a USB charger socket, K207 at MRP ₹750, and an HDMI socket in the TV wall, K206 at MRP ₹1,150.
- Mood lighting: the K212 Duro 650 W dimmer at MRP ₹425; check that the lamp is dimmable first (which LEDs dim).
Never put a 16A socket on a 20A MCB with 1.5 sq mm wire. Common Indian practice is 1.5 sq mm for lights and fans (6–10 A), 2.5 sq mm on a 16 A MCB for 16 A socket circuits, including a plug-in AC or geyser, and 4 sq mm on 20–25 A only for hard-wired loads with 20 A-rated switchgear.
The villa site plan: house DB, outhouse, pool and garden
A well-planned villa brings the supply from the gate meter to one house DB, then sends separate, labelled circuits to the outhouse, the pool pump room and the garden, each with its own breaker, so a fault in the garden never darkens the bedrooms.
Villa electrical site plan: where each board and circuit goes
Drawn by us, simplified and not to scale. Pool zones follow the IEC 60364-7-702 practice used in Hong Kong and UK wiring codes. Your electrician’s design and local rules decide the details. Tap the diagram to open it full size.
Read it from the gate. The meter feeds the house DB, which holds the main switch, RCCB and MCBs. From there: a cable to an outhouse sub-DB with its own isolation; a circuit to the pump room beside the pool; and a buried garden circuit for path and gate lights.
Larger villas often take a three-phase supply; read single phase vs three phase before you apply, and a TPN MCB box then becomes the house DB.
Label every MCB with the place it feeds: “pool pump”, “garden path”, “outhouse”. A caretaker can then switch off one zone without guessing.
Long cable runs: why the outhouse needs thicker wire
Distance costs volts. Copper wire has resistance. Our catalogue’s wire table gives a maximum of 12.10 Ω/km for 1.5 sq mm, 7.41 Ω/km for 2.5 sq mm and 4.95 Ω/km for 4 sq mm at 20 °C, and current has to travel there and back.
Voltage drop: a 1,500 W load 80 m from the house DB
Our worked example: 1,500 W ÷ 230 V = 6.5 A; 160 m of wire there and back; drop = current × resistance, using our catalogue’s wire resistances. Assumes a resistive load and wire at 20 °C; warm wire drops a little more. Bars to scale against 5.5%.
Thicker wire cuts the drop: the same run loses 5.5% on 1.5 sq mm, 3.4% on 2.5 sq mm and 2.2% on 4 sq mm. Keep voltage drop low. On long villa runs, your electrician should calculate the drop and pick the size. In a villa with the meter at the gate, the main feed to the house DB adds its own drop, so the sum covers the whole path from meter to load.
Our VIYONA copper FR PVC house wire to IS 694 is made for us by a partner; the house wire price list shows sizes and MRPs. The MCB still has to protect the thinner of the wires on that circuit.
Long runs to a gate light or outhouse are where a villa’s budget gets trimmed. Ask your electrician for the voltage-drop sum before the cable is bought.
Protection: MCBs, RCCB and the distribution board
Every circuit needs an MCB sized to its wire. Under IS/IEC 60898-1 an MCB carries its rated current indefinitely and trips on sustained overload above it or on a short circuit. Our VIYONA 10 kA MCBs, made under licence CM/L-2544151, cover a villa: the 401 single pole 6–32 A at MRP ₹145, the 411 double pole 6–32 A at MRP ₹350, and the 412 40 A DP at MRP ₹435 where the load calls for a 40 A main.
An MCB does not protect people from shock. That is the job of a 30 mA RCCB, which belongs on wet areas, outdoor circuits, the pool and ideally the whole house. We do not make RCCBs; buy a BIS-marked one from any national brand. Read RCCB vs ELCB and, if it keeps tripping, RCCB tripping.
For the board itself, a double-door DB keeps dust and insects out: our 384 10-way at MRP ₹1,090, or the 386 16-way at MRP ₹1,410. For three-phase, the 388 6-way TPN is MRP ₹3,050. See double door MCB box.
An isolator is not a substitute for an MCB or main breaker. It switches a circuit off; it does not protect it.
Pool-side safety: zones, 12 V lights and the RCCB
Pools are where villa wiring can kill. International practice, IEC 60364-7-702 as used in Hong Kong’s and the UK’s wiring codes, divides the space into zones.
- Zone 0 is the inside of the pool. Underwater lights here run on SELV of no more than 12 V AC, and the transformer sits outside zones 0, 1 and 2.
- Zone 1 reaches 2 m from the pool edge and 2.5 m above it.
- Zone 2 is a further 1.5 m beyond zone 1. Ordinary sockets and switches stay out of these zones unless the rules for them are met.
- Bonding: all metal in and around the pool, such as ladders, handrails, the reinforcement mesh and metal pipes, is bonded together and to the protective conductors by the electrician, so no two touchable metal parts can sit at different voltages.
The supply to the pool transformer and the pump goes through a 30 mA RCCB. The pump also gets its own MCB; our MCB for water pump guide covers sizing, and the VIZA V292 25/32 A motor starter (MRP ₹530) fits a modular board in the pump room; check with the pump maker that it meets their starter spec.
Pool electrics are a job for a licensed electrician who has done pools before, working to the pool maker’s manual. Switch off at the MCB before anyone opens a light or pump housing.
Garden, path and gate lighting
Outdoor light in a villa does three jobs: a driveway you can see, a path you will not trip on, and a garden that looks good from the deck. From our LED range:
- Gate and facade: LED Ultra Prime flood light 10 W, code 1080, MRP ₹490, or 15 W (1081) at ₹550, on a wall bracket, 1082 at ₹90. Bigger lawns: 30 W flood, 1086, at ₹1,100.
- Driveway pole: LED Ultra Prime street light 15 W, 1078, at ₹550. Pole spacing is in our pole height and spacing guide.
- Porch and service areas: PVC bulkhead light, 12 W (1046) at ₹330 or 20 W (1047) at ₹480; see bulkhead light.
- Indoor stairs: 4-module ROYAL foot light, V411 at ₹485, fitted in a 4-module box in the stair wall; see foot light.
Our LED bulbs are BIS-registered under IS 16102 R-71026514 and our LED drivers under IS 15885 R-71026310; for the outdoor fittings above, ask us for the test report of the exact model. Our printed catalogue does not list IP ratings for them either, so ask us for the IP rating of the exact model before it goes outdoors, and read IP65 vs IP66.
Put garden and gate lights on a photocell or timer. In an empty villa it saves units and makes the house look lived-in.
Salt air and a shut house: how to make it last
Corrosion and damp are slow, so the fixes are about detail.
- Keep the DB indoors, on an inner wall, away from sea-facing windows.
- Use stainless-steel or plastic fixings outdoors; for coastal enclosures, 316 stainless is the usual recommendation in marine settings.
- Seal conduit ends on outer walls so the monsoon cannot run down them into a switch box.
- Get earthing checked before each monsoon; how to check earthing lists the safe checks.
- When you leave, switch off non-essential MCBs and leave on only security lights, the fridge and anything the caretaker needs.
Clean plates by finish, not with one harsh spray; our how to clean switch plates guide covers wood-texture, metallic and glass-style plates.
Have the caretaker press the RCCB’s test button every month and on every visit, and always after the monsoon, and check that it trips. A stuck RCCB protects nobody.
Budgeting a villa room by room with our MRPs
Here is a living room main board with four light switches, a fan regulator, a power socket and a USB charger, priced two ways from our catalogue, plus two single points.
Switches and sockets for one board, before the plate (MRP)
KEMPS board: 4 × K101 (₹65), K213 regulator (₹405), K193 socket (₹205), K207 USB (₹750). VIZA silver grey board: 4 × V1224 6A switch (₹61), V1276 regulator (₹374), V1266 16 A-only socket (₹179), V1303 USB (₹690). AC point: K116 + K193. Geyser: K108 + K193. Plates are extra.
Add the plate: a PEONY from ₹350, an ORCHID wood texture from ₹180 or a VIZA EBONY matt black from ₹110, each rising with size. Even a premium plate usually costs less than the switches behind it, but it is the part guests see, so choose the finish first.
These are MRPs, not dealer prices. Your dealer quotes the actual rate. For the whole house, our e-catalogue has every code.
Standardise on one range for the whole villa. Spare switches and plates then fit any board, which matters when the nearest shop is an hour away.
Buying for a villa project
We sell in full boxes only, never single pieces, and do not sell online. A villa project buys through a dealer, or directly by calling us or visiting our works at Marol, Andheri East. We deliver across India through our dealers.
Before an order, we share test reports on request. Our switches are made under IS 3854, CM/L-7567794 and our works is ISO 9001:2015 certified. Warranty runs 5–10 years by product, 5 for plates, and returns are accepted within 15 days in the same condition.
Send your room-by-room list through the enquiry form or contact us, and we will tell you how to buy for your site, through a dealer or directly from our works. Browse the full range on our products page.
Order a few spare plates and switches in the same finish with the main order. A villa an hour from the nearest shop is far easier to repair with spares on the shelf.
